Found dual run capacitor in condensing unit 22% oversized. Replaced with proper size capacitors. First floor system:3470: has bad compressor. Shorted to ground. Kitchen system: missing air filter. I installed air filter and set blower speed. Work suggested: Project manager is scheduled to price new air conditioner for first floor system. Recommend maintenance plan for three systems: $447

John’s notes: returned later in the evening: check humidifier and found humidistat contacts bad. Not closing. I jumpered around contacts to test and found humidifier solenoid valve restricting water flow. Very slow trickle of water. Air cleaner: found electronic air cleaner collectors cells very dirty, allowing dust to pass through. Blower wheel somewhat dirty. Air cleaner cells should be cleaned every month or two. I removed cells and installed media type air cleaner. Turned off EAC power pack.
Found system out of Freon. Found condenser coil aluminum tubing broken!! Broke at first takeoff of discharge line manifold. Need to order new condenser coil. Call with availability status and schedule repair.
