Kitchen system: Blower: 3.5A. Inducer: .7/2.0A . Gas pressure: 1.8/3.8 inches water column. Temperature rise: 54 . Supply: 133 . Return: 79 . Garage system: Blower: ml6.0A . Inducer: .45A . Gas pressure: 3.8 inches water column. Temperature rise: 45 . Supply: 120 . Return: 75 . Adj blower. Main system: Blower: /47A . Inducer: .1/.3A . Gas pressure: 1.9/3.5 inches water column. Temperature rise: 49 . Supply: 116. Return: 67 .
March 8 20I8: found boiler system, main pump ( in 2 inch line ) has half broken coupling, causing loud vibration noise. Also found water dripping from pump bearing assembly when pump is running! Returned March 9 2018: Customer has declined replacing pump. I replaced coupling for main circulator pump. The pump bearing assembly has slow water leak, causing bearing wear. I oiled pump bearing and motor. Working OK at this time with minimal water dripping.
I found boiler system main pump (in 2 inch line) has half broken coupling, causing loud vibration noise. Also found water dripping from pump bearing assembly when pump is running!
Customer said wine cellar unit was flashing “AL“. She turned it off. turned it on the next day it cooled, but it alarmed again. I turned on circuit breaker to wine cellar unit and tested. Unit cooled OK. I found temperature set for 60 and alarm set for 62. Recommended difference between these settings is at least 6. I checked Condensing unit on roof. Checked compressor operation. Checked fan operation. Checked Freon. OK. Site glass has some bubbles. I called in all findings to management. Made adjustments. Once all refrigerant replaced as precaution. I set temperature to 55. I also moved temperature sensor away from coil to keep it from sensing the cold coil during off cycle. I left the fan set to automatic.
