Planned Maintenance Agreements

 
Just like the heating, cooling, plumbing and drain system in your own home, your business’ system requires just as much time and attention to maintain. Because we understand the important of keeping things running properly, we offer a commercial heating, cooling, plumbing and drain Planned Maintenance Agreement. Each agreement is geared towards your business to ensure things are performing at peak efficiency and that small problems and complications are found and fixed before they cause a larger problem that could cost your business a lot of money and unnecessary headaches.
 
What’s included in your Commercial Heating and Cooling Planned Maintenance Agreement? Take a look!
 

 

Testing: For excessive vibration, motor winding resistance, refrigerant charges, fan RPM, refrigerant oil (acid), water conditions, flue gas analysis, safety controls, combustion and draft, crankcase heaters, control system(s)
 
Inspecting: for worn, failed or doubtful parts, mountings, drive couplings, oil levels, rotation, soot, flame composition and shape, pilot and igniter, steam, water oil and/or refrigerant leaks.
 
Preventative maintenance: Job labor required to clean, align, calibrate, tighten, adjust and lubricate equipment. These activities are intended to extend the equipment life and assure proper operating condition and efficiency.
 

Typical Scope Includes:

Cleaning coil surfaces, fan impellers and blades, electrical contacts, burner orifices, passages and nozzles, pilot and igniter, cooling tower baffles, basin sump and float, chiller, condenser and boiler tubes etc.
 

Aligning belt drives, drive coupling, air fins, etc.
 
Calibrating safety controls, temperature and pressure controls etc.
 
Tightening electrical connections, mounting bolts, pip clamps, refrigerant piping fittings, damper sections, etc.
 
Adjusting belt tension, refrigerant charge, super heat, fan RPM, water chemical feed and cylinder unloaders, damper close-off, sump floats, etc.
 
Lubricating motors, fan and damper bearings, valve stems, damper linkages, fan vane linkages, etc.
 
Changing air filters and belts as needed.
